Re: Clarification of the increase in net assets resulting from operations in
excess of 20% from quarter 3/ 2010 of CPN Retail Growth Leasehold Property Fund
(CPNRF)

SCB Asset Management Co., Ltd., the management company of CPN Retail Growth
Leasehold Property Fund ("The Fund"), would like to notify results of the
Fund's operations in quarter 3/ 2011 ( 3 months period starting from 1 July 2011
to 30 September 2011) as follows:
The Fund records net increase in assets resulting from operations of THB
589.78mn, representing an increase of 45.44% from the same quarter of last year
which recorded THB 405.51mn. The increase from the same quarter of last year is
due to an increase in net investment income of 6% together with unrealized gain
from investment in quarter 3/ 2011 of THB 119 mn compared to unrealized loss
from investment in quarter 3/ 2010 of 35.29mn
