Re: Clarification of the change in net assets resulting from operations
in excess of 20% in CPN Retail Growth Leasehold Property Fund (CPNRF)

SCB Asset Management Co., Ltd. as the management company of CPN Retail Growth
Leasehold Property Fund ("The Fund") would like clarify the change in net
assets more than 20% comparing to 2008's performance resulting from:
1. In 2009, The Fund has net increase in net investment income of
179.04 million baht
2. In December 2009, The Fund has net increase in unrealized profit
from properties appraisal of 186.79 million baht .
For that reasons, The Fund has net increase in net assets resulting from
operations of 365.83 million baht in 2009 or increasing 33.69%
